Terms of use

Tepilo is operated by Notable Consulting Ltd. It is an independent digital service that helps homeowners prepare property information, explore local data and organise material ahead of a sale. We are not an estate agency, solicitor, surveyor, lender or valuer.

Nothing on Tepilo is legal, tax, financial or surveying advice. Estimates and tool outputs are indicative only and are not formal valuations, official searches or contract-ready reports. You must take your own professional advice and rely on official sources for legal decisions.

You must be at least 18 and legally able to enter into contracts. You confirm that information you provide is accurate and that you have authority to upload documents relating to the property.

Tepilo includes, among other things:

• Free tools — valuations, council tax, EPC, planning and similar lookups.
• Tepilo Sale Ready — a paid workspace for one property including investigation, document vault, fix guides and shareable packs.
• Optional introductions — where you explicitly consent, we may pass your contact details to estate agents you select.

Features may change, be withdrawn or be offered in preview. We do not guarantee uninterrupted availability, completeness of third-party data or that every property or area is supported.

Some features use passwordless sign-in (magic links sent by email or SMS) and optional passkeys. You are responsible for keeping access to your email/phone secure and for activity under your session.

Magic links expire. Do not share sign-in links, pack links or vault access with anyone you do not intend to grant access to.

You may provide or generate property data, answers and documents. You grant us a licence to host, process and display that content solely to provide the service, including generating packs you choose to share.

You warrant that uploads do not infringe third-party rights, breach confidentiality or contain unlawful material. You must not upload malware or attempt to access other users' data.

Third-party datasets (addresses, EPC, planning, council tax and similar) may be incomplete, outdated or wrong. Always confirm with official sources and your professional advisers.

If you ask us to introduce you to agents, we share your details only with agents you select and only after you give explicit consent. Agents are independent third parties — we do not control their services, fees or conduct. Any agency agreement is between you and the agent.

Tepilo Sale Ready is a one-off digital purchase for a single property unless stated otherwise on the pricing page. Prices include VAT where applicable. Payment is processed by Stripe; their terms also apply at checkout.

Because digital content may begin immediately after purchase, you acknowledge that statutory cancellation rights for distance contracts may not apply once access is supplied, except where the Consumer Rights Act 2015 requires otherwise (for example if digital content is faulty or not as described).

Refunds are not automatic once Sale Ready access is activated. If you believe you are entitled to a refund or cancellation, contact us promptly via our Contact page with your order details. We will consider requests fairly and in line with applicable law.

You must not:

• Use Tepilo unlawfully, fraudulently or to harm others.
• Scrape, bulk-download or reverse engineer the service except as permitted by law.
• Probe or disrupt our systems, circumvent access controls or misrepresent your identity.
• Use outputs to mislead buyers, lenders or regulators.
• Resell or commercially exploit the service without our written consent.

We may suspend or terminate access if we reasonably believe you have breached these terms or pose a security or legal risk.

Tepilo, its branding, software, text, layouts and curated content are owned by us or our licensors. You receive a limited, non-exclusive, non-transferable licence to use the site for personal, non-commercial property-preparation purposes.

You retain ownership of content you upload. Feedback you provide may be used by us without obligation to you.

To the fullest extent permitted by law, the service is provided “as is” and “as available”. We disclaim all warranties, whether express or implied, including merchantability, fitness for a particular purpose and accuracy of third-party data.

We are not liable for decisions you make based on estimates, scores, planning summaries, agent matches or any other tool output.

Nothing in these terms excludes or limits liability that cannot legally be excluded (including death or personal injury caused by negligence, or fraud).

Subject to that, we are not liable for indirect, consequential or special loss, loss of profit, loss of opportunity, loss of data or business interruption arising from your use of Tepilo.

Our total aggregate liability to you for all claims arising from or related to the service in any 12-month period is limited to the greater of (a) the amount you paid us for Sale Ready in that period or (b) £100.

If you use free features only, our aggregate liability is limited to £100 unless a higher minimum is required by law.

You agree to indemnify us against claims, losses and reasonable costs arising from your breach of these terms, misuse of the service, uploaded content or infringement of third-party rights, except to the extent caused by our negligence or wilful misconduct.

You may stop using Tepilo at any time. We may suspend or terminate access with or without notice where required for security, legal compliance or breach. Provisions that by nature should survive (including disclaimers, liability limits and indemnity) continue after termination.

Our Privacy policy explains how we handle personal data and forms part of these terms.

We may update these terms. The “Last updated” date will change and material changes may be highlighted on the site. Continued use after changes take effect constitutes acceptance. If you do not agree to updated terms, stop using Tepilo.

These terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction, except that if you are a consumer resident in Scotland or Northern Ireland you may bring proceedings in your local courts.

If you are a consumer, you may also use alternative dispute resolution schemes where applicable. Nothing affects your statutory rights.
